National Fixed Rate Mortgage Rate Trends

National Mortgage Rates

First a look at the relationship between Bank Prime rates and Mortgage Rates.

 

Note the spread between the banks prime rate and the various fixed term rates. Variable rate mortgages are based on this prime rate and over the last ten years if you had chosen the variable rate mortgage you would in most cases have saved yourself a tidy sum of money in lower interest rates. It must be noted that there is some risk to variable rate mortgages as the rates may rise significantly over a period of time. The advantage of a fixed rate mortgage is you know how much your payments will be regardless of whether mortgage rates rise or fall.

Active Rain Survey Results 

The InfoGraphic on the right is the result of a study by the largest real estate social network, Active Rain, who conducted a survey of 1,835 real estate agents and real estate brokers in the US and Canada to understand if the real estate market and economy are poised for recovery in 2012, both nationwide and in local markets.

"The study showed that unlike the United States, Canadian real estate agents are fairly optimistic about 2012. the Canadian real estate agents who took part in the survey believe that all core metrics of the Canadian real estate market and economy will be increasing in 2012. Real estate values, real estate transactions, new construction starts, and the local economy are project to increase slightly in 2012. Canada continues to have a strong banking system, a strong dollar, and low unemployment. Interest rates are low, spurring international investment in Canada.. Canadian confidence continues to be high. Job growth is being driven by the energy industry in Canada."

A Primer On Market Trends, Graphs, And Charts - What Are Absorption Rates and Why Are They Important

What Are Absorption Rates?

Simply put the Absorption Rates is a measure of the length of time it will take to sell all the current listings at the current rate of sales assuming no new listings were added.

There are 3 pieces of information used to find absorption rate:

    • The time frame
    • The number of homes sold during that time frame
    • The number of active listings right now

To determine the absorption rate of the listed properties we determine the average number or number of sales per month for the time period being checked. We Then take the number of active listings, and divided it by the number of sales for that given period.

Here are a few examples of Absorption Rates (in Green) compared with the monthly sales to show the correlation between the two. Septembers figures in the second chart show us that as the number of sales drop and the number of listings (not shown) rise the absorption rate also rises

 

Uxbridge Ontario - Listing Inventory Absorption Rates

The chart above looks at the absorption rate for each month using the average number of sales for the 12 months preceding any given month. The chart below looks at the absorption rate using the actual sales in each month. One half of the Absorption Rates fall well within the definition of a Balanced Market and the other six months are for the most part (with the obvious exception being September) just outside that range.

Whenever we utilize average sales such as in the graph below we see those anomalies smoothed over.

to determine the trend over a shorter period of time 

 

 

 

Why Are They Important?

They help us determine what type of market we are in. While there is a difference of opinion on what represents a Balanced Market, Buyers Market or Sellers Market generally

      • A Balanced Market is said to have sufficient inventory to last 4 - 6 month
      • A Sellers Market has less than 4 months inventory
      • A Buyers Market has more than 6 months of inventor

The number shows the rate at which the inventory of homes for sale are being sold. A declining figure indicates the inventory is decreasing as more homes are being sold than are coming onto the market. A rising absorption rate implies that there are more homes coming onto the market than there are buyers willing to buy at the market prices.

They help us determine how long it may take to sell your home. For example, if 10 homes are sold every month and there are 100 homes for sale, it will take 10 months to sell all of the homes currently for sale. If there are 120 homes for sale, the absorption rate will be 12 that means it will likely take a full year for all of the homes to sell, assuming no more homes come on the market in addition to those already for sale. In this example if you would like to sell in 5 months, you should take the absorption rate into account and price your home competitively with the lower 40% of properties currently for sale.

The absorption rates in many areas of the US are very high while across Canada you would likely find them very acceptable in most markets.

Your first installment is due Wednesday February 29th for your 2012 Interim Tax Bill. Uxbridge does charge a penalty interest of 1.25% which will be added to your tax bill. If you do not pay it until the first of April they will add another 1.25%.

Your second installment is due April 30th, 2012 so mark your calendar now.

The Library is hoping that over 150 literary-minded guests will come together and show their support for the Library.

This formal event (black tie optional) will be an evening to remember, including hors d’oeuvres, three-course dinner with wine, and dancing with live music performed by Hot Air - a local big band with 17 members. Guests will also have the opportunity to bid on fabulous prizes in a silent auction, in support of the Library’s expansion fund.

The above Three Year Trend line chart provides a long term look at what is happening in the Local Uxbridge Real Estate Market.

Over the last three years there were an average of 28.4 property sales per month with a low of only 14 and a high of 45 per month.

Over this same period of time the average number of new listings was 53.4 with the average number of Active Listings being 140.6 and homes that sold, sold for 97% of their list price.

Just recently 1835 members, both Canadian and American, of the Active Rain Real Estate Network voiced their opinion in a poll on their respective local real estate markets for 2012 and you can read the results here in the post Real Estate Recovery Or Not? 2012 Predictions by the Pro's Infographic.

While there is still much left to be desired across the U.S. most Canadian Realtor's® that took part in the poll are predicting good things for the Canadian Market

The Uxbridge Road Runners are offering a 9 week spring training program to help get you in shape for the "Run For The Diamond" 21.1km Half Marathon, 10km or 5km events.  The program offers supervised runs twice weekly and a weekly clinic on various topics related to running, health and fitness.

    • Who - Both beginner and experienced runners who want to participate in the Uxbridge "Run For The Diamond"
    • Where - Uxbridge Arena (Williamson Boardroom)
    • When - starting the week of February 20th, 2012

The Uxbridge "Run For The Diamond" Half marathon is a charitable fund raiser organized by the Uxbridge Cottage Hospital Auxiliary along with the Gorgons and the Greater Uxbridge Road Runners. The net proceeds of the event go directly to funding for equipment, technology, renovations, special projects and a sustained emergency department for the Uxbridge Cottage Hospital. This year the funds will go towards the purchase of a state of the art Ultrasound Machine with an Endorardiography Probe.

February web site visitors is up slightly on our two older websites from February 2011 ..... When you add in the visitors to our new sites the total number of visitors is up over 65%

There are currently 112 properties for sale in Uxbridge and it's Hamlets of Coppins Corners, Goodwood, Leaskdale, Sandford, Udora, and Zephyr, ranging in price from $169,900 to $4,490,000

In looking at the chart below you will notice the average value of homes viewed is down from last year. This is not an indicator that values are dropping ..... by looking at the minimum and maximum list price of properties you will see it is a reflection of the values of properties that are being viewed.

Statistics Canada reports that the population of Uxbridge rose 7.6% from 2006 to 2011. This compares to the national average growth of 5.9%.  Interactive map

With a land area of 420.83 square kilometres that translates to a population density of 49.0 persons per square kilometre. This compares to the provincial land area of 908,607.67 square kilometres and a population density of 14.1 persons per square kilometre.

In 2011, Uxbridge (Township) had 7,345 private dwellings occupied by usual residents. That translates into 17.45 private dwellings per square kilometre.
